The terms
What it costs.
The details, for agents who are serious.
How is the referral fee calculated?
20% to 35%, on a sliding scale: 35% at a 3% commission, 30% from 2.5%, 25% from 2%, and 20% below that. Paid at close of escrow, broker to broker, under an agreement signed before the introduction.
Is there a cap on what I earn?
No. We claim nothing above our percentage. If you negotiate 3.5% where someone else would take 2.5%, the whole difference is yours. Some networks take 100% of anything over 3%; we don’t.
How long does the fee apply?
To any transaction you close with a referred client within 60 months of the introduction. After that, they’re simply your client.
What does it cost to join?
$0. No application fee, no monthly dues, no lead purchase. If we never send you a client, you never pay us anything.
Do I have to leave my brokerage?
No. Stay at your brokerage. Keep your team, your branding, and your other referral sources. Decline any referral for any reason.
What do you require of agents?
- Continuously licensed, in good standing. Most of the bench runs ten to fifteen years or more. Apply whatever your tenure; we verify against the state license record and talk about where you fit.
- A clean disciplinary history. No open license actions. We check, and we recheck annually.
- Closings in the last twelve months in the areas you’re asking to receive referrals for.
- Errors & omissions coverage in force, carried by you or your brokerage, with proof at onboarding and at renewal.
- First contact within four business hours. A call or a text that reaches them. Referrals that sit unanswered go to someone else.
- Status updates until the file closes or dies. Two minutes a month.
What you'll receive
Referrals that already know how this works.

Pre-qualified by a real conversation
Every referral has spoken with a licensed broker about value, payoff, and timing before you get the name.

Paperwork done before the intro
The agreement is signed broker to broker before you get the name.

A short bench, on purpose
Fewer agents per market, so every referral is meant for you.
