Ready to buy · California
When you're actually ready, you need one good agent.
Not browsing — ready. Pre-approved, or close to it, and you want someone who has bought through a downturn as well as a boom. We introduce you to one agent who closes in the area you're buying in. One name, not five, and no cost to you.
Still working out whether you're ready? Start at HomeIQ Academy: readiness, credit, and affordability, properly. Come back when you want the introduction.
Why it matters
Experience changes what an agent does for you.

An offer that actually wins
Winning isn't always the highest number. It's terms, timeline, and knowing which seller wants speed.

An inspection read properly
An agent who has read hundreds of reports knows which findings are ordinary and which should stop you.

An appraisal gap you saw coming
When the appraisal lands short, you want someone who knows what a seller will accept.
Where we'd start
Walk the new builds first.
Builders have levers a private seller doesn't. When a phase is slow they would rather hand you closing costs, an upgrade package, or a financing incentive than cut the list price and reprice everything behind them. It's worth walking a few before deciding the market has nothing in it for you.
Talk to us before you visit a sales office. Most builders only recognize the agent named on your first visit, so tell us first.
Next step
Book an appointment.
A licensed broker walks through what you want and can afford first, then introduces one agent who closes where you're buying.
Commission is between you and your agent. We don't set it, cap it, or take a cut of your proceeds.
Financing
Get prequalified before you tour. An agent can only write an offer you can show you're good for, and a builder's sales office asks on the first visit. Our founder also originates home loans through Altitude Home Loans, an unaffiliated lender. Entirely optional: bring any lender you like and nothing changes.
