New construction · California
Before you tour resales, walk the new builds.
A builder is selling a release, not a house. When a phase is slow they would rather hand you closing costs, an upgrade package, or a financing incentive than cut the list price and reprice every home behind them. That's room a private seller doesn't have.
We introduce you to one agent who works those communities, and we register you with the builder before you go. No cost to you.
Read this part first
Please don't visit a sales office before we've spoken.
This is the one part of buying new that can't be undone afterwards, so it's worth sixty seconds now.
Nearly every builder asks who your agent is the first time you walk in. Most will only recognise the agent who was named on that first visit. Go in on your own and the introduction is spent: your agent can't be brought in on that community afterwards, and it isn't something any of us can appeal once it's done. Model homes, sales offices, and open houses at new communities all count. Tell us first and we'll register you ahead of your visit. It takes one message, it costs you nothing, and it's the difference between having someone read the builder's contract with you and reading it on your own.
Already walked into one? Say so on the form and we'll tell you honestly where you stand. Sometimes it's recoverable inside a short window, often it isn't, and we would rather say so than take you on and disappoint you later.
Why start here
What a builder can do that a private seller can't.
Incentives you won’t see advertised
Builders would rather give you closing costs, an upgrade package, or a financing incentive than cut the price. Your agent knows what’s on the table this week in the communities you like, including the offers that never make the website.
An agent who has closed there before
Every builder has its own contract and its own way of doing things. Your agent has been through it in that community, knows what to ask for in writing, and keeps a moving delivery date working in your favor.
Spend on the upgrades that hold their value
The model shows you what’s possible. Your agent tells you what comes standard, which upgrades are worth it at resale, and which ones you’d do for less after you move in, so your budget goes where it counts.
What you get
One introduction, made on purpose.
-
Registered with the builder before you walk inDone ahead of your first visit, so your agent is recognised and stays recognised for that community.
-
An agent who closes in those communitiesNot a generalist reading the same brochure you are. Someone who knows what that builder gave the last three buyers.
-
The incentive priced against a resale offerA headline number attached to conditions you wouldn't otherwise accept isn't a discount. You should see both sides before you sign.
-
Told plainly when resale is the better buyLocation, lot, and a street that already grew up are real. This is where we'd start looking, not where we'd tell you to end up.
Commission is between you and your agent. We don't set it, cap it, or take a cut of your proceeds.
Financing
Get prequalified before you tour. A builder's sales office asks on the first visit, and an agent can only write an offer you can show you're good for. Our founder also originates home loans through Altitude Home Loans, an unaffiliated lender. Entirely optional: bring any lender you like and nothing changes.
