This is the one part of buying new that can't be undone afterwards, so it's worth sixty seconds now.
Nearly every builder asks who your agent is the first time you walk in. Most will only recognise the agent who was named on that first visit. Go in on your own and the introduction is spent: your agent can't be brought in on that community afterwards, and it isn't something any of us can appeal once it's done. Model homes, sales offices and open houses at new communities all count. Tell us first and we'll register you ahead of your visit. It takes one message, it costs you nothing, and it's the difference between having someone read the builder's contract with you and reading it on your own.
Already walked into one? Say so on the form and we'll tell you honestly where you stand. Sometimes it's recoverable inside a short window, often it isn't, and we would rather say so than take you on and disappoint you later.

The incentive moves before the price does
Cutting the list price reprices every home still to come in that phase, so builders protect it and pay you in other ways instead. What's on the table changes by community and by month, and the quieter offers are never advertised. Your agent asks what's available this week rather than reading the website with you.
A contract written by the seller
The paperwork is the builder's own, not the standard forms a resale runs on, and delivery dates move. Someone who has closed in that community knows which clauses actually bite, what happens when a date slips, and what the builder will and won't put in writing.
The model is not the house you get
Model homes are fully upgraded and professionally staged. The base house is a different house. An agent who works the community tells you what's included, which upgrades hold their value, and which ones you'd do cheaper yourself after you move in.
