What we require
- 15 yrContinuously licensed. Fifteen years or more, in good standing, verified against the state license record.
- RecordA clean disciplinary history. No open license actions. We check, and we recheck annually.
- ActiveClosings in the last twelve months in the areas you're asking to receive referrals for. Not a license kept warm.
- E&OErrors & omissions coverage in force, carried by you or your brokerage, with proof at onboarding and at renewal.
- 24 hrFirst contact within one business day. Referrals that sit unanswered come back and go to someone else.
- ReportStatus updates until the file closes or dies. Two minutes a month. We don't manage your transaction, but we need to know it's alive.
What it costs
20% to 30%, on a sliding scale
30% at a 3% commission, 27.5% from 2.5%, 25% from 2%, and 20% below that. Short sales are 20% flat at every level — those files take three to five times the work and you earn it. Paid at close of escrow, broker to broker, under an agreement signed before the introduction.
Negotiate up, keep it
We claim nothing above our percentage. If you get 3.5% where someone else would take 2.5%, the whole difference is yours. Some networks take 100% of anything over 3% — we don't.
24 months
The fee applies to any transaction you close with a referred client within 24 months of the introduction. After that, they're simply your client. Industry practice runs as long as 60 months; we think that's unenforceable in spirit and we don't want it.

Every referral has spoken with a licensed broker about value, payoff, and timing before you get the name. Nobody is surprised to hear from you, and nobody is still deciding whether they are serious.
